These days, which type of house is the best to buy----one in a tract, one that is custom built or one that is used?

The best house to buy is a matter of preference. How do you get to work? Do you care if you have noisy neighbors? Do you have lots of parties?
These questions, and many more, determine what kind of house you want to buy. It's a much bigger undertaking that some (cough)me(cough) don't fully understand.
In the end, it comes down to preference.

Out here there are houses with pools selling for like a little over $200,000. You can buy a condo that has 3 bedrooms for like $150,000 and below, with a garage, in a pool community with tennis courts and everything, just built!!! And housing prices are going to fall a lot more, so the places that are selling for like $200,000 now might sell for like $50,000 less in a few months. and beautiful condos could sell for $100,000 even. Or maybe LESS.
But this is just in Arizona, still you can find some damn good deals these days.

My parents currently live in a brownstone in Brooklyn. Its value hasn't dropped significantly, still worth several times what they paid for it, and it is in a very convenient area. Don't waste your time in an area where prices aren't stable. These tend to be areas consisting of almost entirely new development and are usually pretty far from places where people work, and also far from places to shop and all around be able to do stuff.

Not the case out here. You don't have to go far at all to do something. Plus with a bunch of highways with a speed limit of 65mph and the regular roads 45 mph it's easy to get around.

Houses here are a minimum of 550,000 (maybe higher). I never want my own house.

Last year I bought a condo with a garage. I did have to resurface the cabinets and get new countertops/sinks/faucets. However, otherwise it was move-in ready- I just needed to bring in my furniture, possessions, and pet mice. For me, a fixer-upper would not work out. Nor would building a new home from scratch. But my condo has worked out superbly for me.

great time to buy if you can get financing.
condos are nice but you have to pay monthly for stuff like upkeep and maintenance. then again you don't have to mow a yard or fix a leaky roof.

I've always wanted to live in a yurt. I think 'yurt' is a fun word to say. 'Yurt'. 'Yurt'. 'Yurt'. See? I could be known as a Yurter, or perhaps a Yurtite. I could even invite guests for a Yurt-In.
Sadly, Yurts are expensive (http://www.yurts.com/products/default.aspx). So I might have to settle for a Rude Hut. But that's fine, because then, when I tell people where I live and they inevitably reply, "...a Rude Hut?" I can smile and say, "You have no idea..."

I once saw on a TV documentry of a San Bernadino man, a hydraulics technitian who custom built his house half underground in an abandoned water tank; it had all the comforts of home and then some, stating it was cooler in the summer and quiet.

the ceiling will cost you extra.
I'd like a ranch style home with a small in-ground pool, about a Half an acre of land not too big and too much yard maintenance.
I hate yard work so I might even skip that all together and get an apartment.

House is the best series on TV at the moment and I definitely recommend picking up the series on DVD.

You know even though I knew they were talking about actual living spaces, that show came my mind at the same time, and I agree it is definitely worth buying the dvds for.
